Working with professional advisers
Attorneys, CPAs, trust officers, fiduciaries and financial advisers are welcome to open and manage a review on a client's behalf.
Where our role ends
Mustard Farms evaluates whether a proposed gift can be responsibly accepted. We do not value a donor's deduction, prepare appraisals, opine on tax treatment or advise on estate structure. Those remain entirely with the donor's own advisers.
What speeds a review
- Current title work, deeds, surveys or registration documents.
- Payoff statements for any secured debt, and a clear lien picture.
- Leases, management agreements and operating statements where applicable.
- Existing environmental reports, inspections or condition assessments.
- Entity documents and authority to act, where the owner is not an individual.
Timing considerations
Non-cash gifts take time, and third-party review steps set the pace. We do not promise a closing date. If a client is working toward a specific deadline, tell us early so the feasibility of that timeline can be discussed candidly rather than assumed.
Confidentiality
Review material is handled confidentially and shared internally only with the reviewers and professionals engaged on that specific matter.
Mustard Farms does not provide legal, tax, appraisal or financial advice. Proposed gifts are subject to legal, financial, title, environmental, operational and governing-body review and written acceptance. Donors should consult independent advisers.
